Anokha Estates began with a simple belief: a home should feel deeply connected to its land shaped by light, proportion, and a quiet respect for nature. We build thoughtfully and intentionally, creating bespoke villas where architecture, craft, and landscape meet with calm and clarity.

Our journey began in Goa, where we were married in 2002. After years abroad, we returned to build a home that reflected everything we loved about this place, its openness, warmth, and effortless indoor–outdoor living. That home became Villa in the Palms, an award-winning retreat recognised by ArchDaily as one of the “Top 80 Homes in the World.” It defined our way of building: preserving the land, inviting nature in, and crafting spaces shaped by light and clean geometry.

Today, with projects like Coco Baía, The Terraces, and Q Vagator, we continue creating limited-edition homes rooted in nature, refined in detail, and designed to be lived in, loved, and passed on.
